House rules

For direct bookings and Airbnb stays

Arrival, departure, and quiet hours

Check-in begins at 2:00 PM. Checkout is by 11:00 AM. Quiet hours are from 10:00 PM to 6:00 AM; guests must keep indoor and outdoor noise respectful during this time.

Registered guests

Only registered guests are permitted. The property accommodates up to 12 guests. Parties, events, and additional visitors require advance written approval from Ingersoll Ventures.

No smoking or pets

No smoking or vaping is permitted inside the home. Pets are not permitted unless Ingersoll Ventures gives written approval or applicable law requires otherwise.

Parking and community rules

No overnight street parking is permitted under the community rules. Guests must use the three-car garage and driveway, keep gates and access areas clear, and follow all posted HOA and gated-community requirements.

Care of the property

Guests are responsible for damage, missing items, excessive cleaning, rule violations, and misuse caused by anyone in their group. Furniture, game equipment, electronics, and home amenities must be used responsibly and returned to their proper condition.

Checkout instructions

Before leaving, place trash in the garage, remove sheets from the beds, and take all used sheets, towels, and other linens to the laundry room. Secure the property, return access items, and promptly report damage or maintenance concerns.

Direct-booking deposit

A $300 refundable security deposit is required for direct website bookings. Payment alone does not confirm a reservation. Dates are held only after Ingersoll Ventures confirms the reservation in writing. Airbnb reservations and related payments remain subject to Airbnb’s platform rules.
